New Buyers: 4 Ways to Set Yourself Up for Success

As one of the largest financial decisions in a person's life, buying a home requires discretion, sensibility and budgeting. The following tips will keep you on the right path as you look to purchase your first place.
1. Keep score
The better your credit score is, the better your mortgage terms will be. A good credit score can save you tens of thousands of dollars over the life of your loan. Start reviewing your credit a few months before you apply for a home loan. If you have a score in the 600s or lower, start paying down credit balances to 30 percent or less of your balance. Also make bill and debt payments on time – no later than 30 days after the due date. If you have a score in the 700s or 800s, be sure to maintain and protect your good credit. The slightest credit misstep can cause a strong credit score to plunge more sharply than a weak score.
2. Consider all costs
The cost of a home is just the start, and smart buyers tighten their belts before buying to meet the monthly and yearly financial demands of homeownership. When you buy a home, you're responsible for paying principal and interest, taxes and insurance. Additionally, you'll need to cover expenses such as utilities and possibly homeowner association dues. You'll also need cash on hand for the upkeep and repair costs that come with any home. The average homeowner spends 1 percent to 4 percent of a home's value on property maintenance each year, according to U.S. News & World Report. Expect to pay for repairs or maintenance even within the first year of owning your home.
3. Be flexible in your search
Homebuyers who distinguish between wants and needs make the most sensible decisions. A list of must-haves should include items that affect your quality of life, such as a home's location, its price, number of bedrooms and square footage. You should be prepared to concede nonessential items, such as views and extra rooms, if you find a house meets your must-haves and is within your budget. Being flexible also involves adjusting your criteria as the home search progresses. For example, your budget may require looking at a town house rather than a detached home, or buying a fixer-upper in order to live in a better neighborhood.
4. Keep your cool
Don’t get overly excited in your search, especially in markets where homes are selling quickly. Be prepared to walk away if a home inspection reveals more defects in a home than you're able to deal with. Also, keep calm if you find yourself in a bidding war. Freddie Mac sells $659 million in “deeply delinquent” loans to unknown buyer | 2014-08-01 | HousingWire

Freddie Mac is set to offload $659 million in seriously delinquent loans to a single, undisclosed buyer. The transaction marks Freddie’s first sale of seriously delinquent loans.
According to Freddie, the sale was conducted via a competitive auction that took place at the end of July and was executed indirectly through Bank of Americaaffiliates.
Freddie selected the winning bidder “on the basis of economics” from a pool of 22 prospective buyers that took part in the auction.
When contacted, Freddie declined to identify the winner of the auction.
“The transaction was well received by the market and Freddie Mac will continue to look for opportunities to reduce exposure to less liquid assets in its investment portfolio,” Freddie said in a statement.
Bank of America Merrill Lynch and Credit Suisse Securities acted as co-advisors for the transaction.
The deal is expected to close later in the month of August.
The sale of the seriously delinquent debt joins other mechanisms that Freddie and Fannie Mae have employed to reduce the risk of loss to the American taxpayer.
Last year, Fannie and Freddie launched credit risk-sharing mortgage bond deals and to date, have issued $6.1 billion in notes in the risk-sharing deals.
But the loans in the risk-sharing deals perform much better than the loans that Freddie sold in this auction.
In a recent trend report from Fitch Ratings, Grant Bailey and Ryan O’Loughlin wrote that the performance of the deals has been “stellar” and that the ratio of delinquencies and defaults “remain immaterial.”
According to Fitch’s data, only 0.17% of underlying loans in the risk-sharing deals were currently delinquent as of July 2.

Net WorthCollectively, Gen X and Gen Y generations along with the Baby Boomers lost trillions of dollars in net worth over the last seven years as a result of the housing collapse. Homeowners’ net worth is back to being 30 times greater than that of renters as the housing market recovers and home values increase. However, average family net worth is still not at the level it was prior to the crisis.
We must make sure that future generations are better informed regarding housing in order not to repeat what happened.
The Millennial generation has a decision to make as the economy improves and they begin to move out of their parents’ home and move into living space of their own. Should they rent or should they own? Before they make that decision, they should know enough to make an informed decision.

RENTING

Some think that renting will be less expensive than purchasing. They should realize that Shaun DonovanSecretary of the Housing & Urban Development Agency, recently said:
"We are in the midst of the worst rental affordability crisis that this country has known."

At the same time, Christopher HerbertResearch Director at the Joint Center for Housing Studies at Harvard University, revealed that cost of renting is about to increase significantly:
“Well, I think it’s a basic question of supply and demand. When you have that many more renters coming into the market looking for housing, and the supply of housing isn’t responding as quickly as it might, that’s going to push rents up, even if incomes are low.”

OWNING

Not every young adult is prepared to own their own home. However, those that are should realize home prices and mortgage interest rates will probably both continue to rise as we move through 2014.
The opinion of the 100+ experts who participate in the Home Price Expectation Survey is that home values will increase by approximately 4% over the next twelve months and by over 25% over the next five years. The entities that project future mortgage rates see them increasing by almost a full percentage point by the end of the year.

This means that the median priced home in the country will ‘cost’ a buyer almost $200 more a month by this time next year. That will be an additional $2,000 paid annually by the purchaser; about $60,000 over the life of a 30 year mortgage.

Bottom Line
